Moved in!

Well after a very busy, crazy, hectic time, we got our work done for end of year (as much as we could anyway), held our work Christmas party and managed to move in to our home three nights before Christmas. So we had our first Christmas in our beautiful home and it was just so so wonderful.
We had a lovely time with family visiting from interstate and even managed to have a bit of a break over Christmas and new year with them.
Thanks to help from friends and our work team, our move in was pretty painless. It's been a dream come true moving into our magnificent home. Still a bit to go with finishes, decorating, landscaping and garden, but we are going to take it easy for a month or so and get back into it when the weather cools down. We are due for some days this weekend around 44 degrees, much the same as what we had over Christmas....good swimming weather though ;)

Tiles, Painting, Glazing, Joinery

Well lots has been happening, but with only 5 weeks till Christmas (or about 4 weeks till we hope to move in) there is still lots to do.

The tiler has done such a beautiful job.  He has laid the tile with the smallest of grout lines (OMG I love it!).  This means minimal staining from dirt an dust and tiles will look more like a polished floor.  Here you can see downstairs at the front entry.  Then upstairs has been tiled as well.  The kitchen bi-fold window has also been installed and works like a charm.  You can see that our boys have already laid the servery bench top under the kitchen bi-fold...cocktail anyone?









We chose the same tile to go outside, but in a Matt finish.  We still need the screens and glass panels to be installed on the deck to make it safe.  Hopefully this can all be done by Christmas.



The first pavilion has also has the grass partly laid.  Looks great don't you think?


Here you can see the start of our walk in robe.  Think Sex in the City 2, Carrie and Big's Apartment WIR for this room.  This is my side of WIR ;) love it.  Now...to work out where to hang, shelve etc.

Here is the installation of the Scullery joinery. 


More Scullery....on this bench top, we plan to have the juicer, bread maker, blender etc sitting, ready to use on this bench.  With easy access to a few PowerPoint's.  Great idea I think.  Plus my husband can make the mess (he is so good at making in the kitchen), and I can close the door and we can deal with it later.

My beauuuuutiful laundry.  I never ever had a dedicated laundry and I'm a little bit excited about it.  What do you think about a chandelier for the laundry.  Saw a great pic on pinterest here hehe.  Not my preferred colour choice, but the lighting selection glams up the room don't you think?  I even have a spare chandelier I could use.

Moving along nicely

Well things are moving ahead full steam and it looks like we may be in the house by Christmas.  It won't all be finished of course as there is still so much to do but it does feels like we may have the major construction items completed. 

Over the last few weeks, we have been busy choosing materials and making sure everything is just right. 

I often wonder if some of the guys on site think we are a bit extreme when it comes to design. When they hear us discussing which colour to use, or which way this piece of timber should sit, or if this light fitting should go one metre this way or that way, I secretly question if it all really matters. I wonder if they feel we think about it too much. But to us, it does matter. We have been dreaming about this house for so long and have been ready to build it in our minds, but our lives have been so filled with study and work, running and developing our business....and having a baby, that its been put on the back burner out of necessity. Particularly the last three years. For a long time it felt like it was only ever going to be dream.

Our guys have been busy with lots of finishing works including skirting, cornice, rendering, air-con vents, installing doors etc.  The Gyprocker has been setting and sanding, the Electrician's have been pulling through some of the wires.  The Tiler has started waterproofing and laying tiles.  We now have the painters here, both internally and out.  The Plumber has been finishing off and pulling through pipework and installing in wall toilet cisterns.  So there has been lots happening.

We have also been working on getting the storm water run off and pipes just right (this is still a work in progress as its a big job). I have been looking at getting prices for corrugated rainwater tank. Who knew these were so expensive? Looks like we may have to wait a while before getting these. We wanted to get 2 tanks at 5000 litres each, which will cost in the vicinity of $6,500 before installation. The problem is with the freight to our location. Catching the water is obviously important in terms of saving water and reducing household water consumption, but it is also crucial for effective storm water management.

One of our Apprentices also built these custom timber stairs in Jarrah.  Another one of our guys built the steel stair case for them to sit on.  We had them powder coated black.  They have been covered for protection during building process.   With guidance, both guys did an amazing job.

All the glazing and glass bi fold doors have been installed as well.  We are just waiting on the kitchen bi fold window.











A couple of months ago we were advised that we would need to upgrade our power to 3-phase.  After getting a price from the local Govt Power & Water Supplier, their price came back at close to $18,000.  This was not something we were expecting so it was a huge blow.  After lots of negotiating, we managed to get their price down to around $14,500, which although is still high for such a minor task (trust me they don't need to do much and it will probably only take them 2 days at most), we are thankful we managed to persuade them to re-assess the quote.  This means that we will be able to use power for air conditioners etc as we need them, without short-circuiting the power.  This is imperative for us as we run a business office from home and we hope to have family come and stay regularly (particularly over summer).  We do intend on installing a Solar Hot Water System as well as Solar Power Panels but we will still need our power board to cope with above average residential power usage.

Gyprock, Flushing, Glazing and Rendering

We for the past few weeks the boys have been busy putting in insulation in every internal wall, then laying gyprock.  We used wet area gyprock in all the wet areas, and laid double thickness gyprock on the master bedroom wall and media room wall.  This should create a great sound barrier to the rest of the world!

Flushing of the gyprock has also been started.  And our guys began the long and difficult task of rendering the walls.  Although they do make it look easy (for them!).  Just beautiful work don't you agree ;-)

We have also had the Glaziers here.  They have been installing the bi fold doors and some of the glass panels.  They look so fabulous! You may be able to see that these are tinted.  We used Viridian Comfort Plus Glass.  This glass is highly energy efficient.  We have wrapped the doors and windows in plastic so they are protected during the building process.  Definitely worth the time it takes, so there is minimal damage (and cleaning!!) in the end.

Just a little update on whats been happening...

Wall panels, made from 75 mm foam have now been fitted upstairs.  We used sisalation lining internally before fixing these panels.  The foam panels come with a thin render film on the external side.  We will render the walls to finish off.  

Wool insulation batts and villaboard has also been installed on the balcony ceiling.

The internal courtyard to the ensuite bathroom has had timber beams installed with Laserlight clear sheeting.

The thatch roofing has also been started on the pavilions. Looks fantastic...and the temperature is noticeably cooler underneath.
